There is more to making an offer than deciding on a purchase price.

Careful consideration must also be given to:

  • Length of escrow and date of occupancy
  • Initial deposit and increase of deposit
  • Time periods needed for inspections and contingency removals
  • Whether or not a loan contingency is needed and for how long
  • Method of contingency removal
  • Who pays for escrow, title, retrofit, pest work, home warranty, etc.
  • Which amenities are included in the sale

As a buyer's Agent, we work with you to present an offer acceptable to the seller that
also minimizes your exposure to risk throughout the transaction. Our goal is to help you purchase
property at the best possible price and terms while incorporating safeguards that protect your
deposit money and contingency options.

There is a second phase of negotiations.

As new information about the property and neighborhood is discovered that was not evident at the
time the offer was made and accepted, you have the right to make "reasonable requests" for credits
or repairs. We help you negotiate with the seller to either repair unacceptable defects or allow
a credit for repairs to be handled through escrow. If agreement cannot be reached with the seller,
you may decide to cancel escrow and ask for the return of your deposit.

We guide you through the entire process.

Before removing contingencies, we review all the disclosures and various reports with you to
help you determine whether or not you want to proceed with the purchase.

We work in your behalf to ensure that seller obligations are met as promised in the contract,
and we negotiate again for you if new information is discovered that affects the property value.

If you decide to cancel escrow, you could lose your deposit (up to 3% of the purchase price)
if safeguards are not written into the contract. Buyer's Real Estate helps you put those safeguards in place.

We keep in contact with escrow and your lender throughout the transaction to help
coordinate an easier closing and bring potential problems to your attention.
